Tenancy & Lease Disputes

When a landlord and tenant fall into dispute — over rent, renewal, eviction, deposits or the condition of a property — the matter is usually resolved through a specialist route rather than the ordinary courts. We represent both landlords and tenants in tenancy disputes, most commonly before Dubai’s Rental Dispute Settlement Centre.

How we help

We advise on and pursue or defend claims involving rent increases (governed by the RERA rental index), non-payment, eviction and its strict notice requirements, breach of tenancy terms, deposit and maintenance disputes, and unauthorised subletting. We prepare the case, file at the Rental Dispute Settlement Centre, and represent you through to decision and enforcement.

The rules that shape these disputes

Rent increases in Dubai are capped by reference to the RERA rental index, and eviction requires specific legal grounds and correct formal notice — commonly twelve months’ notice through the notary or registered mail for certain grounds. Getting the procedure wrong can defeat an otherwise valid claim.

Ask a question
Most are handled by the Rental Dispute Settlement Centre under the Dubai Land Department, not the ordinary courts. Other emirates have their own rental committees.
No. Permitted increases are set by reference to the RERA rental index based on how far the current rent sits below market. We advise on whether a proposed increase is lawful.
