When a landlord and tenant fall into dispute — over rent, renewal, eviction, deposits or the condition of a property — the matter is usually resolved through a specialist route rather than the ordinary courts. We represent both landlords and tenants in tenancy disputes, most commonly before Dubai’s Rental Dispute Settlement Centre.
We advise on and pursue or defend claims involving rent increases (governed by the RERA rental index), non-payment, eviction and its strict notice requirements, breach of tenancy terms, deposit and maintenance disputes, and unauthorised subletting. We prepare the case, file at the Rental Dispute Settlement Centre, and represent you through to decision and enforcement.
Rent increases in Dubai are capped by reference to the RERA rental index, and eviction requires specific legal grounds and correct formal notice — commonly twelve months’ notice through the notary or registered mail for certain grounds. Getting the procedure wrong can defeat an otherwise valid claim.
